These reports are necessary to settle any disputes or minimise losses should there be any costs to you or legal fees involved.

The purpose of a dilapidation report is to independently detail all pre-existing defects in the condition of buildings and surrounding infrastructure before any construction works commence on either adjoining or nearby properties.

Our Inspectors are qualified builders with years of experience. With this experience we uncover defects that an untrained eye would leave undetected, when defects are found they will be photographed and the location of which will be reported on.

Our inspectors are looking for major and minor building defects, mould, excessive moisture, wood rot and fungi. Using Tramex moisture meters, will show the percentage of moisture in the buildings walls, floor and any suspicious areas.

We make ourselves available to discuss the content of the report with you in detail. You are guaranteed to receive your report via email within 24 hours of the inspection.

Our Inspectors are fully insured with professional indemnity and public liability insurance.

    More Information on Dilapidation Reports

    What Is A Dilapidation Report?

Simply put, a dilapidation report is a report on the current condition of a property. A dilapidation report outlines any existing damage, and the state of any particular aspects of the property that are likely to be affected by construction work, excavation or demolition.

At DC Pest and Building Inspections, we’re expert building inspectors. We usually carry out these reports on nearby properties both before work begins, and after it’s finished. We then compare the two reports which offers a clear picture of any damage that might have occurred as a result of building, excavation or demolition work.

What Does A Dilapidation Report Include?
DC Pest and Building Inspections are fully qualified to carry out dilapidation reports. All of our building inspectors have a thorough understanding of the aspects of a house or property that are likely to be affected by nearby works, and who know exactly what to look for. Our dilapidation reports typically include notes, measurements, photographs and diagrams which give an accurate picture of the state of the buildings being inspected.

Do I Need A Dilapidation Report?
DC Pest and Building Inspections typically will recommend a dilapidation report based on where your building is situated in relation to other buildings, and what the authorities in your area require. Another crucial factor that we recommend dilapidation reports is that they can help protect you against litigation if neighbours claim that your construction or demolition work has damaged their homes.

Why You Should Obtain a Dilapidation Report?
There are a few scenarios that DC Pest and Building Inspections would recommend obtaining a dilapidation report before commencing any construction works.

    • Building a new retaining wall
    • Alterations to existing structures
    • Road construction
    • Demolition Projects and underground tunnelling

DC Pest and Building Inspections have years of experience in dilapidation reporting. We know that even when projects are carried out carefully and effectively managed, there’s always the potential for damage to houses, businesses and structures on adjoining properties. When builders and owners obtain a dilapidation report before work begins, all involved parties are protected against messy disputes in the event of unintended structural damage. This is the major reason that DC Pest and Building Inspections recommends obtaining a dilapidation report. Also many Councils actually require dilapidation reports as a standard step in the approval process before major construction begins.
